A recent job on Kingsley Lane, Benfleet
A full loft clear-out and re-insulation in a bungalow on Kingsley Lane, just off the A127 Arterial Road. These are real photos and video from the job.
What I found and what I did
The old insulation was flattened, dirty and missing in places. Loose boards had been laid straight on top of it, and there was old cardboard and rubble across the loft. The boiler is also up in this loft, so the work had to be done carefully around it.
- Old insulation bagged up All of it bagged in the loft to keep dust to a minimum, wearing protective suits and masks.
- Loft cleared and cleaned The old boards, cardboard and rubble came out too, and the loft was cleaned before any new insulation went in.
- New insulation in two layers The first layer between the joists, then a second layer across the top, keeping clear of the boiler and its flue.
- Waste taken away Everything was bagged outside and taken away by a licensed waste carrier.

Bungalow loft insulation in Benfleet, Thundersley and Essex
There are a lot of bungalows around Benfleet and Thundersley, like this one on Kingsley Lane.
In a bungalow the loft sits over every room in the house, so poor loft insulation affects the whole home, not just the bedrooms. Many of these lofts were insulated decades ago and have been walked on, boarded over or used for storage since. The current recommendation for mineral wool is about 270mm, and a lot of older lofts have far less.

The problems I look for on every survey
- Thin or flattened insulation. Old fibreglass that has sunk and gone grey with dust keeps very little heat in.
- Boards laid on top. Handy for storage, but they squash the insulation underneath.
- A boiler or tank in the loft. The insulation has to be laid around it properly, keeping clear of the flue.
- Blocked ventilation at the eaves. Insulation pushed into the eaves can stop air moving and lead to condensation. I check the ventilation on every survey.
- Rubbish and rubble. Old building waste left in the loft, like on this job, needs clearing before new insulation goes in.
What I can do
- Loft insulation top-ups, from £500, to bring your loft up to the recommended depth.
- Old insulation cleared out and the loft re-insulated properly, like the job above.
- Loft boarding and loft hatches, done without crushing the insulation.

Questions Benfleet homeowners ask me
Do you cover all of Benfleet?
Yes. Benfleet, South Benfleet, Thundersley, New Thundersley, Hadleigh, Daws Heath and Canvey Island, and the rest of Essex.
How much does loft insulation cost in Benfleet?
Top-ups start from £500. The price depends on the size of your loft and whether the old insulation needs clearing out first, as it did on Kingsley Lane. After the free survey you get one fixed price, and you pay nothing until the job is done.
Do you insulate bungalow lofts?
Yes. Bungalow lofts are often large because they cover the whole house, so getting the insulation right makes a real difference to the whole home.
My boiler is in the loft. Is that a problem?
No. The job on this page had the boiler in the loft. The insulation is laid around it, keeping clear of the boiler and its flue.
Who will actually do the work?
Me. I survey every loft myself and I'm on every job, with a helper on bigger clear-outs. I'm fully insured and DBS-checked, and I'll show you my paperwork before I go into your loft.
